Property management and specialist legal advice from a single practice.

The administration of a community is not only a matter of recording receipts or calling meetings. It requires organising information, monitoring deadlines, coordinating suppliers, following up incidents and presenting the accounts in a way that can be understood.

When an issue calls for an interpretation of the Horizontal Property Act, the title deed, the community statutes or its resolutions, the practice can also provide expert legal advice within the appropriate scope.

Periodic information on income and expenditure, bank position, budget execution and outstanding receipts, tailored to each community's circumstances.

Transparency is not about accumulating documents, but about providing information that is understandable and traceable. The community can rely on periodic reports tailored to its circumstances in order to track its financial evolution and spot deviations or pending items.

If the community belongs to a master association or mancomunidad, its contributions are identified separately; and if we also manage the parent entity, we apply the same standard of information and follow-up.

Independence

The community decides freely.

We request and coordinate quotations whenever the community needs them, keeping an independent position vis-à-vis suppliers.

We do not work with associated companies and we receive no commission on quotations. Our client is the community.

New-build developments

From the end of the development to a community ready to function.

We work alongside the developer in the months before the first handovers to bring order to the transition towards the future community of owners.

Pre-administration and start-up

Prepare in advance, so you do not start from scratch once the keys have been handed over.

Community structureReview of the title deeds and statutes, quota shares, phases or sub-associations, and the spending rules relevant to the future administration.
Documentation and financesDocument control of what has been received and what is outstanding, a draft budget by spending groups, allocation criteria and a cash-flow forecast.
Utilities and the first meetingInventory of utilities with account holders and maintenance, the initial register of owners, and full preparation of the first meeting: notice, attendees and proxies.

Any later appointment as administrator rests exclusively with the owners' general meeting.
